Do you think so? I have been looking on internet similar things and in Ebay a simple unused player shirt is more or less that price, 150 punds or so....

A replica shirt genuinely signed is also in that price of players that don't even play for their country team, far less winning a Europen Cup and being the Golden Boot of that tournament or winning a World Cup, being Silver Shoe and Bronze Ball of that tournament... + Athlete of the Year by the Academy of Sports of USA and featuring in the Ballon D'or starting XI and UEFA Dream Team.

And this shirt is not even a replica shirt. It's Player shirt used in official match for a European Cup Qualifier by Villa himself + signed.

Actually I have found places selling similar Steven Gerrard Liverpool shirts (used + signed) at +1000 english pounds that are actually being sold (and they are from matches in the style of Liverpool - Blackpool).

So don't yo think that you are probably undervaluating the shirt a bit?
